For spaces that already have a strong foundation but need a designer’s eye to pull everything together. We’ll review what’s working, identify what’s missing, and provide thoughtful recommendations for layout, furnishings, styling and finishing touches — using what you already have wherever it makes sense.

In-Person Design
$4/sq ft *Atlanta area

A hands-on design experience for clients in the Atlanta area. We’ll visit your property in person, take measurements and create a complete custom design tailored to your space.
During installation, we’ll coordinate with your installation team and conduct on-site walkthroughs to help ensure the design is implemented according to plan. We can also provide final styling oversight, including photo-shoot preparation when applicable.

FAQs

What is the process for our design service?

Weather you want to freshen up an existing rental property or your primary house or full furnish from the ground up, we provide a full service virtual or local design package catered to your budget.

What is your pricing for designing a rental property?

Depending on the level of design and how hands-on or off you want to be, the price for digital design is based on a price per square foot.

What areas do you design in?

We take clients all over the United States for the virtual design service. For the full service options, we are currently taking clients in the Atlanta area.

When should I reach out?

The ideal time is when you have a property under contract. That way we can begin the planning and sourcing. Once you close, you can order the furniture and design elements.

How long does a project take?

A typical virtual design project is about 4 weeks. After officially moving forward, we will decide on a hand off date.A full service design project can take up to an additional 5-6 but varies depending on the extent of the project. This is additional to the virtual design time.

What are the steps in the design process?

The first step is having a consultation call to discuss your property, its location and your goals. From there we will research the market, determine the ideal guest count and amenities. We will create a joint Pinterest or similar board to lock in on overall design style. We will need to get measurements of the property to ensure everything fits. Based on that we will put together design boards for your approval. You will be able to make a round of any changes you would like. Once all is approved, you will be sent a spreadsheet with links to all furniture and decor for purchase. You will also receive overhead layout plans and install instructions.

When will furniture arrive?

Unless discussed with you prior, we only source items that are in stock and ready to ship. Once the order is placed, all items should arrive within 3 weeks.

How much should I budget for furniture?

This can vary depending on the design and amenities. A good starting estimate is between $10-15 per square foot.

Where do you source furniture?

When sourcing furniture, we want to ensure the best quality at a reasonable cost. Some of the places we use are Target, Wayfair, Amazon, and Walmart. When possible we use our designer discounts for purchases at brand name companies. We also like combining unique pieces found at antique and thrift stores if that is a possibility.
