Planning Your Furnishing Budget

Design fees do not include furniture, décor, stocking items, or other purchases for the property. During your consultation, we’ll discuss your overall furnishing budget and tailor our recommendations accordingly. As a general guideline, a four-bedroom property furnished with accessible retail sources such as Wayfair, Target, Amazon, and Walmart may require approximately $20,000–$30,000 for furnishings, décor, and essentials. Specialty amenities, custom pieces, or higher-end selections will increase the overall investment.

FAQs

What costs are not included in the design fee?

Design fees do not include furniture, décor, stocking items, or other purchases for the property. Depending on your package and project scope, you may also be responsible for third-party services such as painters, wallpaper installers, muralists, photographers, or other contractors.

How long will you be at the property?

Timing depends on the scope of your project. If your project includes painting, wallpaper, furniture assembly, or other contracted work, the timeline will be determined based on those needs. Once that work is complete, we typically plan for at least one additional week for furniture installation, styling, staging, and photography.
